What does it mean to be a property guardian?
'
The form will take around 10-15 minutes to complete and asks key details about you, your finances and volunteering interests. It cannot be saved and returned to, so please set aside time to complete the form in one sitting.
Before you start, please have the following items ready to upload as part of your application:
- a copy of your passport (or ID card)
- a copy of your visa (if applicable)
We will review your application as soon as possible (we aim to get back to you within two working days).

As a social enterprise, part of our mission is to create social value through the way we operate. We therefore need to ensure that all of our applicants are up for volunteering 16 hours a month for good causes.

As Dot Dot Dot, we don't allow anyone under the age of 18 to live in our properties. Property guardians need to be ready to move house with 28 days' notice whenever a property owner would like their building back. This is much harder for children who need continuity and access to schooling, nurseries and GP services than it is for flexible, independent adults.

As building security and maintenance are paramount to property guardianship, we are unable to house animals in our properties.
As a property guardian, at some point you will be asked to move out of a property with 28 days' notice. Do you have a plan for moving on when this happens?

As Dot Dot Dot guardians are licence holders and not tenants, you could be asked to move on from the property with 28 days' notice. We require all guardians to have a move-on plan which covers where they will stay and how they will manage when given notice.
All of our properties are safe to live in, however, they are usually unfurnished. Would you be happy to source your own kitchen appliances and furniture?

We are unable to offer property guardianships to those who have unspent criminal convictions.

If you are matched with a property, you will need to pay a one-off refundable security payment (equivalent of five weeks' of fees), plus the monthly licence fee which can range between £300-£1,000. Depending on the property, you may also need to budget for your share of the bills and council tax. Monthly licence fees vary for every property and are advertised on our website.

Finances and employment
As a Dot Dot Dot property guardian, you will need to pay a monthly licence fee, plus utilities and council tax in most cases. You will also need to pay a refundable security payment (the equivalent of five weeks' fees).
