Homeownership Screening / Pre-eligibility Form

Interested in purchasing an affordable home in Leavenworth? You've come to the right place.


This screening will help you determine whether you are eligible to purchase an Upper Valley MEND home. 


This form asks for personal information about your financial situation. Your answers will be stored in our secure server and deleted if you don't move forward to purchase a home.

You do not currently qualify for the homeownership program because:
You must make below 120% of the AMI to qualify for this program. See a chart based on household size here.
Once purchased, your total housing payment should not exceed 35% of your monthly income. See a chart based on household size here. If you have assets that will allow you to reduce your monthly mortgage payment, you may still be able to qualify. Be sure to hit the submit button below.
You let us know that your monthly debt payments are more than 10% of your monthly income.

To buy a house, you will need to qualify for a mortgage from a bank. The bank checks if you can afford to pay it back using a "debt-to-income ratio." Most lenders require your total monthly debt payments, including your mortgage, to be no more than 45% of your monthly income. Your mortgage can be up to 35% of your income. 

You will need to qualify for a mortgage to purchase a home. Most mortgage lenders require a credit score of 600 or higher to qualify for a mortgage. MEND can offer credit counseling, and some mortgage lenders may be able to help you increase your credit score. We require that the home be your only home at the start of the purchasing process and during your ownership.
MEND's program requires that you do not have personal assets (cash, stocks, boats, jewelry, etc) valued at more than 50% of the value of the home, or retirement assets valued at more than 100% of the value of the home. Current home purchase prices are in the low $300,000s.

Please note that while current residency or employment in the Upper Valley is not a requirement, prospective homeowners must have lived or worked in the Upper Valley for a least one year in their lifetime to be eligible for the applicant pool.
