Hello Veranda Applicant!

 

Thank you for your interest in the City of Fremont's Below Market Price (BMP) Home Ownership program. To apply for the low-income home at the Veranda Development, we have created this online form which allows each household to submit their application as verification of eligibility for the upcoming lottery. Each household can only submit one application so please be sure you are submitting accurate information, which will be verified when you complete a full application.  

 

All applications must be submitted online and received by February 20, 2026, 5:00p.m. Applications will not be accepted in person, with no exceptions.

nce you have submitted the application, you should receive an email with your eligibility status and information about next steps. If you do not receive an email within 24 hours of submitting your pre-application please contact Rise Housing immediately. If you find any incorrect information with regard to your submittal, you can contact Rise Housing to make corrections provided it is still within the offer period.

Document Checklist

Please review the following to ensure you successfully submit a complete application. The items below are required for all adult household members aged 18 and over.

  • CA Driver's License/CA Identification Card/Municipal ID
  • US Passport
  • Student Photo ID

C. Loan Pre-Approval Letter

  • The Pre-Approval Loan Letter must contain the following:
    • Must be from the City's Participating Lender List 
    • Front-end monthly housing cost percentage of not less than 28% and not more than 35%
    • DTI (Debt-to-Income Ratio) not more than 45%,
    • Credit Score of 660+,
    • Total household assets (not more than $250,000).

Tip, don't forget to save your progress along the way!

If you are not able to finish filling out the recertification in one sitting, please follow these steps:

  1. Click the "Save my progress and resume later" link at the bottom of any page.
  2. You'll be prompted to submit an email and password.
  3. Afterwards you'll receive an email with a link that can be used later to open the recertification and continue working.
  4. When you return to complete the form, you will need to provide the same email and password.

Combined Household Income
Please project your annual household income, including all gross income (before taxes) anticipated for the current year, earned by all household members aged 18 or over. This includes:
  • Full or Part-time employment (including overtime pay, plus any anticipated bonuses)
  • Self-employment, gratuities and commissions before taxes and other deductions
  • Child or spousal support 
  • Pension, Social Security, disability pension or Worker’s Compensation 
  • Investment income 
  • Any other miscellaneous income 


Combined Household Financial Accounts/Assets
Please list the combined value of all financial accounts for all household members aged 18 or over. This includes:
  • Checking and savings accounts
  • Investments
  • Mutual funds
  • Gift funds

Please note, if you are planning to withdraw from retirement accounts, include this amount as well. If your household has no assets/financial accounts, enter 0.
